Downtown Revivals
At GRAVA, every opportunity starts with engaging local communities to deliver on our common vision: to develop sustainable, walkable, and contextual properties that enhance the character of their environment. We believe that a return to traditional development patterns is essential to support a vibrant, diverse and inclusive community.

Founder’s Square | Windsor, CT
Founders Square marks the next chapter in the revitalization of Historic Windsor Center, transforming one of the downtown’s most prominent and strategically located sites. Once home to a distinctive collection of historic buildings, the site was cleared in the mid-20th century for an auto-oriented commercial center. The redevelopment reimagines the property with three thoughtfully designed building volumes that restore a strong street presence, reinforce the pedestrian scale of downtown, and preserve select existing retail structures while drawing on the historic character of the site.
Located just 500 feet from Windsor’s Amtrak/Hartford Line station, Founders Square is designed around connectivity and walkability. Residents and visitors will have convenient access to regional transit, the Farmington River, public parks, and the shops, restaurants, and amenities that make Historic Windsor Center a vibrant destination. The project represents a meaningful investment in Windsor’s downtown—bringing new energy, activity, and a renewed sense of place to a site with deep roots in the community.

Enfield, CT | Under Construction
Enfield Station transforms a long-neglected stretch of the Connecticut River waterfront, turning a former 19th-century Bigelow Carpet power plant brownfield into a vibrant, remediated mixed-use community. The project brings new life to previously inaccessible land while restoring connections to the river and celebrating the site’s industrial heritage through red brick, expansive window bays, and architectural details inspired by classic New England mill design. Located adjacent to a forthcoming $46 million transit hub, Enfield Station will offer residents convenient regional connectivity, access to scenic recreation, and a renewed waterfront destination that benefits the broader community.
